Question: Will a larger firm sell my house faster than Phillip J. Hines?
Answer: The size of the firm does not equate to home sales. For example, if a company has 300+ agents, how many homes is each agent selling per year? We believe a local real estate company that offers expert local knowledge, great client service, and strong marketing is what today's home seller's need to maximize their "net" when selling their home.
Question: Who do I call if we have hiccups while our house is listed on the market?
Answer: I'm only a phone call away. You have access to our cell phones, and we communicate in ways that work for you -- text, voice, or email.
Question: What is your contract term?
Answer: We do not lock you into a long-term contract. You may take your property off at any point with no additional fee or early termination. We understand circumstances change and you may not need to sell your home.
Question: What kind of marketing do you provide?
Answer: Marketing a home is a unique process. While maximum exposure is important to getting your house sold, targeted exposure is more important. Getting your house on the Multiple Listing Service is the #1 thing you can do to get your home sold. It's where all the real estate agents live and breathe, and it's also where home buyers are, too (more on that later).
Question: Are all buyers on Zillow, Trulia, and Realtor.com?
Answer: No! While these are popular home search websites, they are kind of like a mall. Future home buyers are browsing these websites frequently, but are not pre-approved and/or in the near future. These people don't do you a whole lot of good, as you need to sell now! But more than that, many home buyers are not on Zillow. Here's what I mean: once a home buyer is serious, many are being emailed daily listings from their real estate agent's personal website, which is directly from the MLS -- not Zillow. This happens quite frequently, especially because Zillow is not updated immediately with photos and listing information. In hot real estate markets, time is money and the local MLS is truly the fastest way to get first dibs on a property. Because of this, agents have their clients set up on custom searches with the MLS. While there are still some serious home buyers on Zillow, it is not the high majority you may think it is. Many buyer's are simply browsing Zillow casually in anticipation when they can purchase. But when they're serious, they'll work directly with an agent to get set up for custom searches that tailors their needs.
Question: Why should we list our property with you?
Answer: Selling your home is extremely stressful. As a homeowner and investor, I can relate to this first-hand. The first thing that came to mind for me when I had to sell my first home was, "Who can I trust to get the job done fast, professionally, and for top-dollar?" That was my criteria and I sought out a reputable company to list my home. I would encourage you to do the same thing. You are likely a very busy person with lots of responsibilities, and your time is very valuable. We give you our laser focus attention to your property so that you can be freed up to continue preparing for the next chapter in your life.

Answer: The National Association of Realtor's has said 8% of homes sold in 2017 were sold For Sale By Owner. Those numbers may not be exact, so let's just say less than 10% to give a buffer. Still, these facts are pretty abysmal if you need to inexpensively sell your home. The odds are stacked against you. It's unfortunate because what we see happen a lot is the following: a For Sale By Owner attempts to sell their home for a few months and has no success. After months of frustration, and now really needing to sell, they do a 180 and hire a listing agent with a 6% commission. They go from first not paying any commission to the extreme of paying a 6% commission due to extreme frustration. I would encourage you not to do that. We offer an alternative and nice middle-ground solution that will yield you top results fast, and on the first try.
